Buying a home in many circumstances is one of the most important decision we can make. Many home owners might only buy a few homes during their lives because of the undertaking they become. I am prepared to guide you through every phase of the home buying process by making sure you up-to-date and aware of information regarding your big purchase.
I have designed this packet to assist you with the purchase of your new home. My goal is to provide you with the most professional and informative service available. LET'S GET STARTED | The PRE-APPROVAL process
If you haven’t started working with a lender in your home purchase, I have a list of lenders who come highly recommended. These guys have a proven track record of successfully closing deals. They can also guide you through the various products that their financial institution offers and how it can benefit you and your home purchase.
All lending requirements are different based off the selected financial institution. Here is a general list of items that may be required for a mortgage application. You’ll want to confirm the exact list of items once a lender is selected.
SOCIAL SECURTIY # + BIRTHDATE- for all persons buying the property
PAYCHECK STUB-most recent showing year to date earnings
W2 TAX FORMS- 2-3 years W2s and accompanying tax forms
EMPLOYERS-name, address, contact info for past two years
ACCOUNTS- account info for checking, savings, money market accounts etc.
CURRENT ASSESTS-IRAs, CDs, stocks, bonds, securities etc.
PERSONAL PROPERTY-life insurance face value, retirement accounts, jewelry, cars and other valuable property
LIABILITIES- name, address, contact info, monthly payment amount + total amount due for each creditor
– auto + student loans, credit cards and other installment debt
CURRENT + PREVIOUS ADDRESSES- if you own a home you will need the property address + current market value, mortgage lender name, account number, monthly mortgage payment + outstanding balance. If you rent you need property address, landlord contact info, current rent + any previous landlords. Any previous addresses if you’ve lived at current address for brief amount of time.
SALES CONTRACT- once you have a house under contract – a sales contract + amendments etc. will need to be provided to the lender. As your real estate I will work with your lender to provide all needed information to make the financing process as smooth as possible.
SELF EMPLOYED + COMMISSIONED- bring all federal tax forms for past two years + profit and loss statement
SEPERATED OR DIVORCED- bring divorce decree/separation agreement, alimony + child support payment records
APPLYING FOR A VA or SPECIAL LOAN TYPE – bring all necessary paperwork + id forms as per loan requirements
